			<content:encoded><![CDATA[<div>I can&#8217;t describe how happy I was to find Pearl Drops at Amazon. I hadn&#8217;t thought about it in years and didn&#8217;t even know it was still around. Several months ago I found a tube in a local store and bought it. I fell in love with it all over again but couldn&#8217;t find it again. I finally got the bright idea to search Amazon, and there it was. I will continue to order in quantity and hopefully not lose it again. It is by far the most effective tooth whitener on the market in my opinion.</div>

			<content:encoded><![CDATA[<p>You&#8217;ll never guess who the dumbest animal in the world is?</p>
<p>How often have you heard such expressions as; stubborn as a mule, filthy as a pig, scared as a chicken, dumb as an ox, mean as a badger, drunk as a skunk, and a wide variety of other quips about animals?<br />
Have you ever stopped to think about how the animal might honestly relate to those old sayings, if they had the gift of rational thought?<br />
For instance, the chicken is an exceptionally tasty bird and high on the list of most predators as a number one meal, including our list. It&#8217;s also a relatively defenseless critter and not exactly a genius in the smarts department. When the good Lord passed out brains, the chicken thought he said rain, and ran in the other direction. In reflection, you might say the chicken has certainly learned and earned the right to be called, &#8220;A real chicken.&#8221;<br />
Now, when we say &#8220;filthy as a pig,&#8221; here&#8217;s another specimen that has earned that particular label and then some. Naturally, the pig, who happens to be carrying around a lot of extra weight and a few hitchhikers to boot, might respond that all that wonderful mud sure helps him to stay cool during the hot summer heat and it suffocates his uninvited guests. In fact, the pig might take a curious look at our unnecessary clothing on a hot day and think we&#8217;re rather stupid.<br />
When we start degrading the stubborn mule we may just be insulting his true intelligence. I had an old farmer tell me once that people who think the mule is a dumb animal couldn&#8217;t be more wrong.<br />
&#8220;Why, them mules got more smarts than any hoss or hound or human ever done thought of having,&#8221; the old timer said. &#8220;You ever seen a hoss sit on his tail in order to get out of goin&#8217; somewhere? You ever seen a coon dog find water as fast as a mule can?&#8221; Perhaps stubborn isn&#8217;t the word we should be using when we think of the smart mule!<br />
As for the saying, &#8220;drunk as a skunk,&#8221; I don&#8217;t think I&#8217;ve ever seen a drunk skunk, have you?<br />
When I honestly think about it, I don&#8217;t believe I&#8217;ve ever seen a drunk animal of any kind, unless of course they&#8217;ve been made that way by ornery kids. I had a friend down in Pascagoula, a real mean teen, who put some white lightening in a chicken trough one day. After a few thirsty gulps, those poor chickens were trying to fly sideways, stepping all over their own feet, and probably thinking they had six legs apiece. Wasn&#8217;t funny to me! I think it was a cruel thing to do to innocent critters.<br />
If you think of it, none of the so called &#8220;dumb&#8221; animals listed above would intentionally drink alcohol or take drugs. They&#8217;re just plain too smart.<br />
Humans, to my knowledge, are the only animals dumb enough to drink themselves to oblivion or drug themselves to high heaven. Sure doesn&#8217;t say very much about our level of intelligence, does it?<br />
Perhaps we need to take a somewhat closer look at where we humans stand in the overall scheme of things. Just how fast did we run when God passed out the brains?<br />
Many of us stubbornly adhere to the worn out saying that, &#8220;things taken in moderation are not harmful to us.&#8221; I reckon it depends on what the definition of &#8220;things&#8221; is and what our definition of &#8220;moderation&#8221; is. Some &#8220;things&#8221; like pornography, drugs, lying, cheating, stealing, adultery (the list is long), are no good for us &#8211; period!<br />
I guess one of our basic human problems is trying to decide what &#8220;things&#8221; we can use in moderation. I think we could learn a valuable lesson from the so called, &#8220;dumb&#8221; animals, because they&#8217;re actually not that dumb in some respects. After all, they&#8217;ve learned to, &#8220;Just Say No&#8221; without our help!<br />

			<content:encoded><![CDATA[<p>Recent financial industry distress publicly attributed to widespread mortgage loan defaults has generated mounting pressure on federal prosecutors to increase investigations into incidents of mortgage fraud across the nation. On February 6, 2004, CNN reported that the FBI warned that mortgage fraud was becoming so rampant that the resulting “epidemic” of fraud could trigger a massive financial crisis. Mortgage fraud has now become so prevalent that the United States Department of Justice and the Federal Bureau of Investigation have been forced to create an entirely new category for tracking these cases. According to a CBS news report, the number of FBI agents assigned to mortgage related crimes increased by 50 percent from 2007 to 2008. Prosecutors and investigators on both the state and local levels are also feverishly organizing task forces and creating real estate fraud departments to counter this burgeoning wave of crime.</p>
<p><strong>CRIME &amp; PUNISHMENT</strong></p>
<p>The primary focus of these investigations appears to be on borrowers, investors, mortgage brokers, appraisers and real estate agents. Some of the charges levied against these perpetrators have included making false statements on loan applications, bank fraud, mail fraud, wire fraud, conspiracy to launder funds and a number of applicable state laws. However, the primary legal vehicle implemented by federal prosecutors has been section 1014 of Title 18 of the United States Code which declares mortgage fraud as a federal crime encompassing anyone who willfully overvalues any land or property, or knowingly makes any false statement, for the purpose of influencing a financial institution upon a loan application, purchase agreement or other related documents. A violation of the federal mortgage fraud law (18 U.S.C. § 1014) alone is punishable by up to thirty years imprisonment and a one million dollar fine.</p>
<p><strong>MORTGAGE FRAUD SCHEMES</strong></p>
<p>The most effective way to avoid prosecution for mortgage fraud is to identify mortgage fraud schemes prior to any actual involvement. Most mortgage fraud offenses fall into one of two general categories: “fraud for housing” and “fraud for profit”. Fraud for housing often involves fraudulent acts committed by a borrower, often coached by his or her mortgage broker or real estate agent, to obtain a loan for the ultimate goal of acquiring a home. These fraudulent facts generally pertain to the falsification of facts and documents during the loan application process to enable the borrower to obtain financing that he or she would otherwise not be qualified to receive. Conversely, fraud for profit typically involves a more concerted plan to abuse the entire real estate transactional process for pecuniary gain.</p>
<p><strong>FRAUD FOR HOUSING</strong></p>
<p><strong>Income Fraud</strong></p>
<p>This occurs when a borrower inflates his or her amount of income to qualify for a loan or a larger loan amount. Although recent reductions in the use of “stated income” or “no-doc liar loans” has somewhat curbed income fraud, daring borrowers are increasingly generating more fraudulent documents to falsify income. Information technology and photocopy equipment have become so advanced that very convincing documentation, such as income statements, savings accounts and tax returns, can be produced on demand.</p>
<p><strong>Employment Fraud</strong></p>
<p>In order to justify overstated income in a loan application, borrowers will claim self-employment in a non-existent company or represent having a higher position in a company than the borrower actually holds.</p>
<p><strong>Failure to Disclose Liabilities</strong></p>
<p>The debt-to-income ratio is an important part of the loan underwriting criteria used to determine a borrower’s eligibility for mortgage loans. Consequently, borrowers will conceal financial obligations like newly acquired credit card debt, other mortgages, and private loans to artificially reduce their debt-to-income ratios.</p>
<p><strong>Occupancy Fraud</strong></p>
<p>Generally occurs when a borrower states on a loan application that he or she intends to occupy a property as a primary residence to secure a lower interest rate when the borrower actually intends to obtain the loan to acquire an investment property.</p>
<p><strong>FRAUD FOR PROFIT</strong></p>
<p><strong>Equity Skimming and Cash-Back Schemes</strong></p>
<p>A straw buyer is typically implemented as the buyer of the property due to his or her creditworthiness and resulting ability to obtain favorable financing. Unknowing straw buyers can be manipulated by mortgage brokers and real estate agents to purchase a property as a primary residence with the broker or agent later serving as a property manager to collect anticipated rental income. After the escrow closes and the mortgage and real estate brokers collect their commissions, they proceed to collect rental income and fail to make the mortgage payments.</p>
<p>Complex schemes can involve a knowing straw buyer, an appraiser who intentionally overstates the property’s value, a dishonest seller that intentionally inflates the selling price, and a dishonest settlement officer that makes undisclosed disbursements from the loan proceeds. All of these conspirators collaborate to collect portions of the proceeds of an inappropriately large loan before eventually letting it go into default.</p>
<p><strong>Appraisal Fraud or Price Inflation</strong></p>
<p>This fraud occurs when a dishonest appraiser intentionally overstates the value of a property or when an existing appraisal is altered to reflect a higher value. When a home is overvalued, more money can be obtained by the seller in a purchase transaction or by the borrower in a cash-out refinance.</p>
<p><strong>The New Appraisal Fraud: Price Deflation</strong></p>
<p>When done legitimately, a short sale occurs when a borrower that owes more than his or her property is worth sells the property below market value and the lender agrees to accept the lower repayment amount and forgive the difference. A new hybrid of fraud has emerged where an appraiser or a real estate agent drastically devalues the property in an appraisal or broker’s price opinion (BPO) so that the home will sell with ease at a price well below market value. Of course the new buyer is in collaboration with the seller, agent and appraiser, so all of the conspirators proceed to sell the home at a higher price for a big profit.</p>
<p><strong>Identity Theft</strong></p>
<p>Identity theft fraud occurs when a victim’s identity is assumed by another to obtain a mortgage without ever intending to make any payments on the loan. The perpetrators often abscond with a portion of the loan proceeds and sometimes are daring enough to lease the property and collect some deposits and rental income before disappearing.</p>
<p><strong>The Buy and Bail</strong></p>
<p>This completely new scheme is perpetrated by a home owner who cannot sell the home because more is owed on the property than its worth. Because no lender will provide the owner a loan for a second primary residence, the owner tells the lender that he or she plans to rent out the current home despite having no intention of doing so. Sometimes a falsified rental agreement is used to further support the falsehood. Once the second home is purchased, the owner “bails” on the original home and fails to make any further mortgage payments.</p>
<p><strong>AVOIDING &amp; PREVENTING FRAUD</strong></p>
<p>Mortgage fraud frequently emanates from groups that complete an abnormal amount of similar transactions or churn out many offers to purchase at once. These outfits may appear disorganized or unprofessional due to the large amount of transactions they are attempting to manage. It is also no coincidence that mortgage fraud has significantly increased as housing values have decreased since most fraud schemes involve a financially distressed or otherwise vulnerable seller. It is equally important to remember that agents owe a very strict fiduciary duty to act in their clients’ best interests. So before reporting a client to your local authorities, speak with legal counsel or your state real estate licensing department to ensure that your proposed actions don’t constitute a breach of your fiduciary duty to your client.</p>
<p>Real estate agents are in a unique position that enables them to identify and even prevent the occurrence of fraud by recognizing the red flags, asking appropriate questions, and giving the principals in their transactions the full picture of what consequences are associated with participating in mortgage fraud. While a lot of damage has been done in the real estate market, we can prevent more of the same from occurring in the future.</p>

<p>There are many questions today regarding wind power and how to get started. This could be an opportune time to form your own business that provides answers to finding grants, reputable installation companies and overall, helping the general public receive the aid they need in reducing their fossil fuel dependency. <p>Staying on top of the game in new technology and products would definitely be beneficial to businesses that do not have the time to research and study the changing trends. A monthly newsletter to all of your clients and potential clients could keep your status active and guaranteeing future business. Strive to be top in your field and before long, you will have more work than you can handle.</p>

			<content:encoded><![CDATA[<p>As Americans begin to show an interest in wind training, there are already parts of the world that have been successful in this area and are moving ahead of the United States with lightning speed. A Norwegian oil and gas company already has plans to build a full-scale floating wind turbine off of the coast of Norway in a few months. Talk about initiative! The United States still leads the globe as the world’s leading wind power generator but just by a smidgen. Germany, China and India are closing the gap with increased towers being constructed as more people become aware of the choices in energy outside of fossil fuels.</p>
<p>Wind training in America is now on the move, being somewhat stalled because of the recession but many plans are set for 2010. Although the world climate is economically troubled, the government in many countries push forward with mandates and subsidies designed to promote energy independence. Is the US going to be able to keep up the pace internationally in technology and education? The government and independent agencies already have programs in place for wind training and education and right now is an excellent time to step into the arena. Employees are needed to perform climate and wind tests, design and build turbines and survey areas for building sites.</p>
<p>The wind energy sector provided over 85,000 direct jobs in 2008 and this number is expected to double, if not triple, within the next five years. So where do you start? Many of the big oil companies are now spreading their wings and flying into all types of alternative fuel options and looking for the best environments, both political and economical, to develop these interests. A new study has just confirmed that the feasibility of windmill farms in Mexico is worth researching. This could be a very new and exciting phase in wind power. An international flavor in wind training could open even more doors in this fascinating industry.</p>

			<content:encoded><![CDATA[<p>As a music therapist, I knew that my graduate degree in Deaf education would have to be put to work that included music. I was fortunate to have the opportunity to work in a therapeutic preschool where I had a class of deaf children whose parents were hearing, together with hearing children whose parents were Deaf. Many of the deaf children with hearing parents who didn’t sign, did not have access to language until they began school—their hearing counter parts with deaf, signing parents, were much further along. So learning Sign in the classroom opened many doors for these 3 and 4 year olds. Finally they knew what to call a table, a book, an apple, a friend… and signing while singing songs helped to solidify their new language.</p>
<p>Research supports the benefits of music and sign… Among others, in 1995, Buday wrote an article for the Journal of Music Therapy highlighting the benefits of signed songs on sign and speech imitation by children with autism. The work of Joseph Garcia of Sign with Your Baby, throughout the ‘80s and ‘90s, chronicles the delight of parents around the world who have found signing to decrease behavior issues and communication related frustration, while jumpstarting language development.</p>
<p>As a mom myself, I found that putting my own research to work in my daily life with my children was priceless. At 6 ½ months of age, each of my children began to imitate my signs and communicate using a real language! That led me to develop Baby Fingers LLC, www.mybabyfingers In my classes at Baby Fingers, music is a key component in teaching the signs. Babies focus for longer periods of time during songs, allowing more eye contact with the teacher or parents. During these moments of eye contact, a great deal of learning can take place. The songs also act as a memory aid for the grown-ups, so they can go home and practice signing in a natural way with their child. Bilingual families in our program have found that translating songs from class into their home language, coupled with the signs also learned in class, appears to “bridge the gap” between English and the family’s primary language. This process of signing and singing together provides overall growth in communication and strengthens the bond between parent and child.</p>
